The Board of Directors is saddened to announce that Caitlyn, the General Manager, has left RBMC to explorer a new career path. We wish Caitlyn well and much success. We apologize for the late notice however her last day was set for later this month. However, Caitlyn decided to leave a few days earlier than planned. With the above announcement, RBMC is seeking a dynamic person to fill the position of General Manager. If you know of someone, please have them email their resume to RBMCBOD@RIVERBENDRVPARK.ORG.

Greetings River Bend! As the season draws to a close, I would like to thank the Board of Directors and the
members of River Bend for the wonderful experience and opportunities I have gained this season. It has been a
pleasure to get to know each one of you, your families, and the River Bend community. Many of you have taken
the time to teach me the ins and outs of River Bend, and for that I am grateful. I am proud to say the BOD had a
successful Annual Meeting & Budget Meeting with an approved budget. Many committees were reestablished,
and member involvement increased. These are wonderful accomplishments in such a short amount of time.
During the offseason, my goal is to work on quite a few projects; the first being the kiddie pool. The Health
Department is asking for the pool to be repainted, freshened up, and to repair any cracks. A leak was discovered
this season and has been narrowed down to one of two places, the pipeline or the siding. We are having a pool
company come out to test our pipelines which will cost $300 and will determine if the crack is infrastructural or
more superficial. Once we determine where the crack lies, I will be able to get a more appropriate quote and cost
estimate for the work to complete the repair in accordance with the Health Department’s guidelines. I will update
you all as I know more.
 
The upgrades will begin in the next few weeks. This year, our budget will cover 131 lots and will be complete
during the offseason. This includes blocks 8, 9, 10, 12, and 13. Additionally, we will be working through the lots
for sale owned by River Bend and have them listed soon. To determine a fair and accurate price, the price sheet
will need to be restructured.

project you would like to suggest for the off-season, please let me know! To stay connected over the offseason,
please fill out the form on the first page of the newsletter & turn it into the Front Office. This will allow you to get

Over the past month, we have pumped out over 676 lots and worked on trimming the trees along the main roads
for campers to be moved out of during the off-season. We also worked on taking out old pedestals and cleaned up
our shop.
 
Please note, we have closed 3 of the bathhouses due to vandalism and will close the others on
November 9, 2020.
 
As a reminder to lot owners, please remember to close your water valves and unplug your
camper from the outlets. After you unplug your camper please make sure you wrap your plug with plastic wrap or
a plastic bag, so you do not have any problems when opening next season.
 
November 12, 2020, is the day you can sign up for a pump out. If you are not going to be here on the 9th of
November, please sign up ahead of time. The reason for the final pump out is to clear the black tank as much as
possible to help prevent problems for next year.
 
Anyone who is on the upgrade list and can not make the meeting on Saturday then 7th, please email me if you
want your pedestal moved more than the 25 feet that are given to you and water moved so I can write a ticket or
work order for you to have it moved. Additionally, please mark where you want your pedestals and water so we
know exactly where you would like it to go. My email is lallen@riverbendrvpark.org.

Friendly Reminders:
1. 2021 Annual Dues and Assessments are $1,525.00. Per
our By-Laws, Section 17.4, the first half payment is due
on or before January 1, 2021, and the second half
payment to be due on or before May 1, 2021. Please
review our By-Laws for a more detailed explanation.
2. The following blocks are scheduled to be upgraded in
the off-season: Blocks 8, 9, 10, 12, and 13. Please be
sure to attend the meeting on November 7th for more
information.

Well, we made it through the 2020 Season, it was challenging and stressful, but we accomplished so much in the
last few months. We held a successful Annual Meeting, Budget Meeting, and have many committees up and
running.
 
As we move into the offseason, we will be working on the upgrades to those lots scheduled to be completed,
reviewing the financials to get a better understanding of what was left from previous years, and any balance
remaining for 2020. We plan to bring this matter to the membership during the 2021 Annual Meeting to allow
Members to vote on where these funds should be applied. We will be working on a list of lots owned by RBMC
that will be available for purchase.

We still have litigation pending and working on settling the matter, we are in active settlement discussions at this
time. Our plan is to have this matter settled before the end of the year.

I would like to welcome all our Security Guards back as employees of River Bend.
 
A great big thank you to every committee member that gave their time for the betterment of the Park. The
countless hours of time you gave are appreciated and we look forward to working with you all in 2021!

Security hopes that everyone has had a great season at River Bend this year. We have had many ups and
downs in 2020 with the introduction of COVID into all our lives. It has affected every one of us in some way
and some more than others. We would like to thank all of those that were patient with security during
these trying times. We also would like to give thanks to those of you that voted for us senior guards to
come back to River Bend security. It means a lot to us and we will do our best to pay it forward.

A few reminders as the last few days quickly approach us:
• Be sure to turn in your property check forms
• Make sure all contact information is updated in our systems
• Turn in any off-season permission forms
• Be sure to sign and turn in your off-season entry form whenever you enter the park during the
offseason. We have plenty in the guard shack.
• Check with the office to make sure you have no outstanding balances or violations that need to be paid.
• TRY TO TAKE ALL VALUABLES WITH YOU TO DECREASE THE LIKELY HOOD OF THEFT!!
• Secure your entire property, windows, doors, sheds, lawn ornaments, etc...
 
Please do not hesitate to contact security if you notice anything out of the ordinary, we will keep your
information confidential. My email is tzimmerman@riverbendrvpark.org. Keep in mind that everyone will
be trying to bring their boats, UTV’s, and golf carts around the same time. This makes for a long wait line as
we document your vehicles. If you can do it before the weekend or are a lot owner and can do it after the
rush of the last weekend, we would recommend either option to keep the lines down and make your exit as
quickly and painless as possible. We hope everyone has a great winter and we look forward to seeing you
again in spring!

Park Updates & Account Information: If you would like to be notified via email of park updates during the off-season please fill out the form below and turn it into the Front Office. Anytime there is an update or important message such as a power outage, weekly bulletins/newsletters, reminder for dues needing to be paid, etc., you will be sent a direct email. PLEASE, help us to improve communication throughout the park. Once received, the Front Office will add your email address, phone number, and sign you up for the Caliber Portal within 72 hours. By registering, you will also be able to view your balance on your account. This is a great way for you as a member to stay informed!
